TES Compliance carries out Electrical Installation Condition Reports for commercial landlords, property managers and businesses across London. Our NICEIC-approved engineers inspect fixed wiring installations throughout the capital and produce certified reports that satisfy landlord licensing, insurance and regulatory requirements.
An Electrical Installation Condition Report is a formal inspection of the fixed wiring within a building. It covers the consumer unit, distribution boards, wiring circuits, earthing and bonding arrangements, sockets, switches and lighting circuits. It does not cover portable appliances; that is addressed separately through electrical equipment testing. The purpose of the EICR is to assess whether the fixed installation is safe, identify any deterioration or non-compliance with current standards, and produce a certified report with any defects classified according to the code system set out in the IET Wiring Regulations (BS 7671). A qualified TES Compliance engineer carries out a visual inspection of all accessible parts of the installation, followed by dead testing of circuits where the supply can be safely isolated and live testing where it cannot. Every observation is coded: C1 represents an immediate danger, C2 is potentially dangerous and requires remedial action, C3 is a recommendation. The completed report states whether the installation is satisfactory for continued use and lists all observations clearly for your records. The cost of an EICR in London depends on the number of circuits in the property, the age and condition of the installation, and the type of building. TES Compliance charges from £7 per circuit. A straightforward one-bedroom flat typically has fewer circuits than a large commercial premises or a multi-floor office building, so the total will vary. We provide free quotes based on your specific property before any work is booked. Get in touch with your address and property type and we will come back to you with a clear, itemised price. Under the Electricity at Work Regulations 1989, duty holders are legally responsible for maintaining electrical systems in a safe condition. For residential landlords in London, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a valid EICR before any new tenancy begins and at least every five years thereafter. For commercial properties the maximum recommended interval is also five years, though insurers and lease agreements often stipulate more frequent testing.
TES Compliance is headquartered in Crawley, giving our engineers fast, reliable access across all London boroughs. Whether your property is in north London, east London or Central London, we schedule efficiently and meet certificate deadlines.
Every report is completed to BS 7671 standards by a NICEIC-approved engineer and issued digitally. Your EICR certificate is accepted by letting agents, local authority licensing schemes, insurers and solicitors across London.
If the inspection identifies C1 or C2 coded defects, our engineers can carry out remedial work directly. This keeps the process straightforward and avoids delays before a satisfactory certificate is issued.
