Every observation is coded. C1 means immediate danger and has to be dealt with before we leave the property. C2 is potentially dangerous and needs remedial work, which for residential lettings has to be completed within 28 days under the Private Rented Sector regulations. C3 is a recommendation rather than a requirement.
