How We Carry Out Your EICR Inspection

An Electrical Installation Condition Report Inspection is a thorough, structured assessment of every fixed electrical installation within your property. Our NICEIC-accredited engineers attend at a pre-agreed time, working methodically and causing minimal disruption throughout. Using calibrated test equipment and following the 18th Edition IET Wiring Regulations (BS 7671:2018), we inspect your consumer unit, wiring circuits, earthing and bonding arrangements, sockets, light fittings and all associated fixed equipment. Every observation is formally recorded and classified using the industry standard C1, C2, C3 and FI coding system. On completion, you receive a fully documented electrical installation condition report certificate, clearly written, professionally presented and valid for submission to insurers, local authorities and letting agents.

Understanding the EICR Inspection Process

What Is an Electrical Installation Condition Report?

An Electrical Installation Condition Report is a formal, written assessment of the safety and condition of all fixed electrical installations within a property. Conducted by a qualified and approved inspector, it is distinct from a new works electrical installation certificate. The EICR is specifically concerned with the ongoing safety of existing installations, assessing whether they remain fit for continued use and compliant with current regulations.

The report documents the condition of the consumer unit, wiring, earthing, bonding, protective devices and all fixed electrical equipment throughout the property. Each deficiency or observation is recorded and assigned one of four classification codes. C1 indicates danger present and risk of injury, requiring immediate remedial action. C2 indicates a potentially dangerous condition requiring urgent attention. C3 recommends improvement where no immediate danger exists. FI flags that further investigation is required without delay.

How long does an electrical installation certificate last? An EICR is typically valid for up to five years for both rental properties and most commercial premises, though the report may recommend an earlier reinspection depending on the condition of the installation. A new certificate of electrical installation should always be obtained following any significant remedial works.

What is an EICR inspection?

An EICR inspection is a formal assessment of the safety and condition of all fixed electrical installations within a property. A qualified engineer tests and inspects your consumer unit, wiring, earthing, bonding and all associated fixed equipment, recording every observation in a fully documented electrical installation certificate report. It is not the same as a new works certificate and is specifically concerned with the ongoing safety of an existing installation.

An electrical installation report is typically valid for five years for both rental properties and most commercial premises. However, the report itself may recommend an earlier reinspection depending on the age and condition of the installation. A new certificate of electrical installation should always be obtained following any significant remedial works carried out after the inspection.

An electrical installation certificate is issued when new electrical works are completed, such as a rewire, new consumer unit or additional circuit. It certifies that the work meets the required standard at the point of installation. An EICR assesses the ongoing safety of an existing installation against current regulations. Both are formal documents but serve entirely different purposes.

While the mandatory legislative requirement currently applies specifically to private rental residential properties in England, commercial property owners carry significant legal duties under the Health and Safety at Work Act 1974 and the Electricity at Work Regulations 1989. These regulations require that electrical installations are maintained in a safe condition and a current EICR is the recognised means of demonstrating compliance. Commercial insurers frequently require a valid electrical installation certificate UK businesses can present as a condition of cover.
