Why Do We Need To Test

 

There are various factors that can lead to an electrical installation to degrade over time. 

Electrical accessories such as light switches and socket outlets can sustain damage through use or even misuse, cables may deteriorate and if not installed correctly may sustain damage too also with connections possibly becoming loose.

 

The type of site, electrical installation and use of the premises all play a part in the deterioration of the electrical system. Along with issues like external influences (rain/snow/ice), extreme heat and possibly exposure to chemicals, one area that often effects the safety of electrical installations is the maintenance, or in many cases, the lack of maintenance.

Am I Compliant?

The rules behind the compliance of electrical systems are fairly clear, and complying with the current regulations is not optional. Often insurance companies and landlords will stipulate as part of the insurance/lease agreement that electrical safety testing is carried out in line with industry recommendations.

It is important as either a landlord, leaseholder or owner to know how often your premises should undertake an inspection and there are a few options;

The recommended frequency for commercial premises is every 5 years, but for larger sites this is often broken down into smaller more managerable jobs. As long as 100% of the site is tested over the course of the 5 years, there is no reason that 20% cannot be completed each year. This not only reduces the impact on the business, it also spreads the costs across 5 years.
